3. Noise and Disturbance: a. Tenants must respect the rights of neighbors and keep noise levels at a reasonable level. b. Parties, excessive loud music, or disruptive behavior that disturbs the peace of the neighborhood is strictly prohibited.
4. Pets: a. Pets are not allowed on the premises ONLY if explicitly stated in the lease agreement.
5. Smoking and Fire Safety: a. Smoking is strictly prohibited inside the home. b. Tenants must adhere to fire safety guidelines, including not tampering with smoke detectors or fire extinguishers.
6. Alterations and Modifications: a. Tenants must obtain written consent from the landlord before making any alterations or modifications to the home. b. Tenants are responsible for restoring the home to its original condition at the end of the lease term.
7. Utilities and Services: a. Tenants must promptly report any issues with utility services to the landlord or property manager.
8. Parking and Vehicles: a. Abandoned or inoperable vehicles are not permitted on the property.
9. Entry and Access: a. The landlord or property manager may enter the home for maintenance, repairs, inspections, or in case of emergency. b. Except in emergencies, the landlord or property manager will provide reasonable notice to the tenant before entering the home.
10. Insurance: a. The landlord's insurance does not cover the tenant's personal belongings. Tenants are encouraged to obtain renters' insurance.
11. Governing Law: a. Any disputes arising from the lease agreement will be governed by the laws of the Georgia, Fulton County where the property is located.
12. Personal Firearm: a. Residents are not permitted to have firearms on the premises.
16. Parking Spaces: a. Tenants will park responsibly on the designated gravel.

19. Late Payments/Early Termination: a. Tenets will make payments between the first of the month and the given grace period as defined in the contract, otherwise landlord is permitted to terminate tenet's lease after three (3) consecutive late payments. Early termination of the lease will automatically disqualify the return of security deposit
