Four-story Condo Walking-Distance from Campus!

TLDR: Gorgeous 4-bedroom condo in gated community for rent by owners; 5m walk from campus, 3m walk to Lullwater Preserve, gorgeous rooftop patio, tons of privacy, hardwood floors, high ceilings. Campus living does not get nicer than this. Substantial... discount for EMORY GRADUATE STUDENTS ONLY.

My parents own this condo; it was the house we lived in when we first moved to Atlanta, in 2005, and it has been in the family ever since. I have lived here since 2020, when I first started at Emory Law. The house is wonderful but I am done having roommates (I'm a practicing attorney about to turn thirty) and the house is too big for me alone. So we are trying to find new tenants. We are looking to rent out the whole property—one lease signed by all occupants, and one rent check remitted every month. The rent price includes all utilities: gas, water, electricity, internet. Because renting to undergrads poses certain drawbacks, we will offer a $400 discount on the monthly rent if all residents are Emory GRAD students. And an extra $100 off if any of the grad students are Emory Law students. The property will be available starting June 1, but we areflexible on move-in date and would happily push to a later date for the right tenants.

The whole condo has hardwood floors and high ceilings. It was built as a luxury property so the trim and materials are very fine. The condo is laid out vertically, with five floors including the garage. There is an insane balcony at the top with a skyline view if you peek your head out. The location is ideal for Emory students. Campus is less than a two minute walk away. And when I run I go to Lullwater preserve and I’m in a woodland paradise in like? two and a half minutes? This condo is closer to campus than Emory Point. Even though the area is very safe, the very cautious will draw some comfort from the fact that this is a gated community, and the entire condominium complex is outfitted with security cameras.

Here is a floor-by-floor description:

(Floor 0) The two-car garage is at street level.

(Floor 1) Above that, there is a combined living-room and kitchen. The kitchen is very well-appointed, with granite countertops and a five-burner gas stove. There is tons of counter space--I was able to cook for and host a 25-person thanksgiving dinner in Nov 2023. There is a bar in the center of the space that divides the kitchen from the living and dining areas while still maintaining an open feel. There is a fireplace and and a gorgeous wood-paneled TV nook. The ceilings are super high, and we've just replaced the hardwood floors on this floor.

("Floor" 1.5) As you climb the stairs, there is a small landing with a waist-high nook where I currently have a bookshelf and a mirror. You could also put cushions there for extra seating (I have done this in the past). Continuing on, there is another little mezzanine with a half bath. Very useful so guests don't have to climb a full flight of stairs to use the bathroom.

(Floor 2) The next floor up is the master suite. The master bedroom is very large, easily accommodating a king size bed with plenty of room for other bedroom furniture (dressers, TV console) as well as a little study/sitting nook. The walk in closet is enormous. The master bathroom has a jacuzzi and detached shower, with a two-person vanity. The space is perfect for a couple, or a person who wants to spread out. I unfortunately do not have photos of this space since my current roommate, its occupant, does not maintain the room in a presentable fashion.

(Floor 3) The next floor up has two bedrooms, and the bathroom they share. The washer and dryer are also on this floor, and there is also a small linen closet here. I am currently using one bedroom for storage and am using the other as my bedroom. The shared bathroom, with a two-person vanity, is quite large, with lots of drawer space, and granite countertops.

(Floor 4) The final floor has a large, open floor plan. I am currently using the space as an office/den. It could potentially be used as a fourth bedroom, though the occupant of this upper area would have to use the bathroom on the floor immediately below. This office/den opens up into a large outdoor rooftop patio. I currently have a full dining table and a couple lounge chairs out there. Half of the patio is covered, so there is shade on sunny days and cover from the rain on less sunny days. The balcony is great for enjoying the perfect Atlanta weather. I have put up string lights and I find it an excellent place to throw dinners al fresco.
