3 Rooms in Cozy 4BR/3BA House close to Campus

My name is Kate and I'm a first year PA student! My 3 lovely roommates are going to be graduating and moving out so I am looking for 3 people to take over the lease starting July 1.
Rent is $900 per month with water included, and utilities are... around $60-80/month. It is 4 bed/2 bath (2 roommates per bathroom), and has a driveway that fits 4 cars, outdoor patio, and a large backyard. It is located off of Briarcliff, and is about a 6 min drive to Emory and 10-15 minute walk to a shuttle stop which takes you directly to campus. My landlord is very sweet but has a few requirements: NO PETS and FEMALE TENANTS ONLY.
As of right now, I'm not sure what the furniture situation will look as it depends on where they end up moving - but plan for it to be fairly UNFURNISHED.
